Privacy Policy

Home Manager is published by Strat Core Solutions, a sole proprietorship registered in California, United States ("we", "us"). This policy explains what the app collects, why, who it is shared with, and how to get it deleted.
We do not sell or share your personal information, and we do not use it for advertising or cross-context behavioral profiling.
1. What we collect
Account information
Home Manager has no password of its own. You sign in with Google or Apple, and we receive from that provider your email address, display name, profile image URL, and a stable account identifier. We never see your Google or Apple password.
Content you create
The app exists to catalogue your home, so it stores what you enter:
- Properties, including any address or description you type
- Rooms and items, including makes, models, serial numbers, purchase details and notes
- Maintenance tasks, along with their completion and dismissal history
- Service contacts you add, and their links to properties
- Photos and documents you attach, plus generated thumbnails
Subscription information
If you buy a subscription, Google Play sends us a purchase token, the product identifier, and the resulting tier, status and renewal date, so the app knows what you are entitled to. Payment card details never reach us — Google processes the payment.
Technical and diagnostic information
Our servers keep short-lived operational logs (timestamps, request outcomes, and the account identifier making the request) to keep the service running and to investigate faults.
2. What we do not collect
- We do not collect your device's precise location. Any address in the app is one you typed in yourself.
- We do not read your device's contacts, call logs or messages. "Service contacts" are records you create inside the app.
- We do not access your photo library beyond the individual images you choose to attach.
- We include no advertising or analytics trackers.
3. Where your data lives
Home Manager is local-first. Your catalogue is written to a database on your device, encrypted at rest with a key held in the device's secure keychain. When you are signed in, data is also synchronised to our hosted backend so it survives losing your phone and can reach your other devices.
That backend runs on Supabase (Supabase, Inc.), hosted in the United States. Photos are stored in Supabase Storage. Access is enforced per-account at the database level, so one account cannot read another's rows.
4. Who we share it with
We share personal information only with the service providers needed to operate the app, and only for that purpose:

We disclose information to anyone else only where the law requires it, or to protect our rights or someone's safety. We do not sell personal information, and we do not share it for cross-context behavioral advertising, as those terms are used under California law.
5. Legal bases and why we hold it
We process your information to provide the service you asked for, to bill you if you subscribe, to keep the service secure, and to comply with our legal obligations. We keep your content for as long as your account exists.
6. Deleting your account and data
You can delete your account, and everything in it, in two ways:
- In the app: Settings → Account & Data → Delete account
- On the web, without installing anything: stratcoresolutions.com/delete-account
Deletion is immediate and permanent. It removes your properties, rooms, items, maintenance tasks and history, service contacts and their links, every photo and thumbnail you uploaded, and your authentication identity.
Two things to know before you delete.
Deleting your account does not cancel a Google Play subscription. Google — not us — controls that billing relationship. Cancel it in the Play Store first, or you may continue to be charged.
We retain one record after deletion: an audit row containing your former account identifier, the timestamp, whether a subscription was active, and whether the deletion fully succeeded. It contains no catalogue content, no photos, and no email address. We keep it to prove that deletion requests were honoured, and to detect partial failures.
7. Your rights
Wherever you live, you may ask us to give you a copy of your data, correct it, or delete it. The in-app export and the deletion routes above do the first and third immediately, without needing to contact us.
If you are a California resident, the CCPA/CPRA gives you the right to know what we collect and why, to obtain a copy, to request correction or deletion, and not to be discriminated against for exercising those rights. We do not sell or share your personal information, so there is nothing to opt out of. To exercise any right, use the deletion page above or email us.
8. Security
Data travels over TLS. The on-device database is encrypted, with its key stored in the operating system's keychain rather than in the app. Server-side access is restricted per account. No system is perfectly secure, so we also encourage you to keep your own copies of anything irreplaceable.
9. Children
Home Manager is not directed to children under 13, and we do not knowingly collect their personal information. If you believe a child has given us information, contact us and we will delete it.
10. International users
Home Manager is currently offered in the United States, and information is processed there. If you use it from elsewhere, you are transferring your information to the United States.
11. Changes
If we change this policy we will update the date above, and — for material changes — tell you in the app before the change takes effect.
